Modular construction drives great efficiency and cost savings with off-site manufacturing reducing construction timelines by 25–50% and waste by 15% compared to traditional methods. The World Economic Forum estimates a need for 96,000 new homes daily by 2030. The convergence of modular methods with AI-driven design and smart city frameworks will unlock unmatched efficiencies allowing rapid, and necessary, scalability for affordable housing projects. Recently, Abu Dhabi launched its Value Housing Programme aimed at meeting the demand for real estate as the Emirate enables to boost standard of living for its citizens and residents affordably. Modular construction enables reduction in project capital expenditure, allowing governments and developers to build affordable housing rapidly and scale sustainably.

Advancements in modular methods have also been adopted globally with Germany’s modular hotel complexes and Singapore’s AI-managed public housing demonstrating how technology can address density and quality-of-life challenges. Abu Dhabi’s $3.3 billion investment to become the world’s first AI-native city by 2027 signals a commitment to reimagining urban ecosystems through reduced costs and technology integration. As the global AI infrastructure market surges toward $499 billion by 2034, partnerships with technology leaders will be crucial in in shaping next-generation cities.
